Planning & Strata Titling
- Ascertain the requirements of the future strata titled scheme, review plans and provide initial advice on titling and structure.
- Initial planning meeting with key parties, including the Developer, Planner, Design Team, Surveyor, Solicitor (etc) to discuss the project, confirm timeframes and coordinate tasks.
- Provide tailored advice on legislative requirements for establishing a strata titled scheme and documentation required.
- Maintain contact throughout the planning and construction phase, ensuring project deliverables are met within timeframes.
Strata Scheme Establishment
- Review draft CMS with Solicitor and provide advice on by-laws, lot entitlement schedules and use of shared facilities.
- Review Caretaking and Letting agreements, plus other service contracts if applicable and provide advice and recommendations.
- Advise on insurance requirements under the Act and other legislative requirements and recommended reports.
- Prepare the administration and sinking/capital works fund initial budget, advise on sinking fund forecast report requirements and calculate levy instalments based on lot entitlements.
Handover & Management
- Prepare meeting documents for First General Meeting after establishment of the strata titled scheme, once more than 50% of lots have sold.
- Assist Developer with sales disclosure statement requirements and documentation required for settlement of lots.

Coordinate a handover between the Developer and appointed Strata Management company, if applicable, ensuring all required documents are handed over and there is a smooth transition to ongoing management of the scheme.
