A Section 184 Information Certificate is a document used to determine the financial health and structure of a strata titled community. Under Section 184 of the (NSW) Strata Schemes Management Act 2015, the seller of a lot (unit) must obtain this certificate, and they are responsible for providing the certificate to the purchaser. It is primarily used for the purposes of determining any financial adjustments (for monies prepaid or owing) that should be made or included to the final settlement figure.
 
TCM Strata can provide Information Certificates for this purpose, in addition to Neighbourhood Association Certificates in accordance with Section 26 of the Community Land Management Act 1989 (the equivalent certificate under this Act).
 

Information Certificate Fees – Section 184 (SSMA 2015)

  • Standard Fee: $109.00 
  • Additional Fee: $54.00 (for a lot comprising a garage, parking space or storeroom that services the lot)*

Neighbourhood Association Certificate Fees  – Section 26 (CLMA 1989)

  • Standard Fee: $94.00 per lot

 

How to order an Information Certificate

Please complete and submit the online form below. We will then email you an invoice for the applicable fee, which is payable to the the owners corporation.  

*Under the Act, the Information Certificate must be supplied within 14 days of receipt of the application. We aim to prepare and issue each certificate within a few days of receipt, but each certificate is different, and we cannot always guarantee a short turnaround. Please note that all requests are processed within our business hours of 8.30am–5.00 pm Monday to Friday. The turnaround time will commence upon receipt of the request and cleared payment of the invoice issued.
