Accessing Strata Records
Current owners can ask to see the strata roll, financial records and other records for an Owners Corporation by contacting the Secretary on the Strata Committee or Strata Manager.
Potential owners, a strata search agent they have hired or any other person may ask to inspect the records. This request must be authorised by the owner, and requests from potential owners may come via the Real Estate Agent selling the property.
When an Owners Corporation receives a request, they must provide access to their records. These records can be provided in person, through secure electronic means or in any other agreed way.
If meeting in person, a date must be confirmed with the current or potential owner, along with the nominated place and time to view the records. If a date cannot be agreed upon within three days, the Owners Corporation can set a date (within 10 days of the request), a place, and time by giving notice in writing.
The person who is inspecting the strata records can make copies of the documents, but must not take the originals without the permission of the Owners Corporation.
Requesting Access
If you are entitled to see the records, you must:
a) request access, in writing to the Owners Corporation and;
b) pay the prescribed fee.*

The person inspecting the records must pay the Owners Corporation a fee for the work involved in preparing the records. These prescribed fees are as follows:
- Lot Owners: $31.00 (for the first hour) and $16.00 for each half-hour that it takes to prepare the records.
- Other Persons (Authorised by a Lot Owner): $60.00 (for the first hour) and $30.00 for each extra half-hour.
- The fees listed above are inclusive of GST.
- The same fee applies whether the inspection is in person, electronic, or by other means.
- The Owners Corporation must deposit the fee into their administrative fund.
