Accessing Body Corporate Records
In accordance with the Body Corporate and Community Management Act 1997, a Body Corporate must keep selected records, and allow certain people to access and view these records.
Who can access Body Corporate Records?
- An owner of a lot in the scheme
- A committee member in the scheme
- A Mortgagee of a lot
- The buyer of a lot
- A non-lot owner with a ‘genuine interest’ in the records. For example, a tenant, who wants further information about living in or using a lot.
- The Agent of someone in this list
Requesting Access to Records
If you are entitled to see the records, you must:
a) request access, in writing to the Body Corporate and;
b) pay the prescribed fee.

What is the Fee
These prescribed search of records fees are as follows:
- Committee Members: Free*
- Lot Owners: $20.00
- Non Lot-Owners: $38.45
Please Note
- The Body Corporate can charge a copying fee if copies of documents are requested. The fee, per copy is 0.70c (per page).
- A search fee will only apply if you inspect the records in person.
- A Body Corporate must give committee members reasonable access to inspect its records at no cost.
These fees are prescribed by the Queensland Government and are effective as at 1st July 2025.
